Shipping and Delivery Policy
Effective Date: July 26, 2026
Flint Hills Barns and Buildings Co. works with manufacturers, suppliers, warehouses, parcel carriers, freight companies, and specialized delivery providers throughout the United States.
Because our catalog ranges from smaller accessories and building kits to sheds, garages, pergolas, barns, container shelters, and tiny homes, shipping methods, processing times, delivery requirements, and costs vary by product.
Please review this policy and all product-specific shipping information before placing your order.

2. Shipping Area
We currently ship to eligible addresses within the contiguous United States.
Delivery to Alaska, Hawaii, United States territories, military addresses, islands, and other locations requiring special transportation may be unavailable or require an individual shipping quote.
We do not currently offer international shipping.
Certain products may have regional delivery limitations based on the manufacturer, supplier, carrier, product dimensions, or installation requirements. If an order cannot be delivered to the address provided, we will contact the customer to discuss available options.
3. Shipping and Delivery Methods
Depending on the product, orders may be delivered using one of the following methods:
Parcel Shipping
Smaller products may ship through carriers such as UPS, FedEx, USPS, or another parcel-delivery service.
Standard Freight Delivery
Large, heavy, or palletized products may be delivered by a freight carrier. Unless otherwise stated, freight delivery generally means curbside delivery to an accessible location at or near the delivery address.
Oversized or Specialized Delivery
Buildings, structures, tiny homes, container shelters, and other oversized products may require specialized trailers, delivery vehicles, permits, escorts, cranes, forklifts, or other equipment. These deliveries may be scheduled directly with the supplier or delivery provider.
Manufacturer or Supplier Delivery
Some products are shipped or delivered directly by the manufacturer, supplier, or an authorized delivery partner. Delivery procedures and service areas may vary.
Delivery With Installation
Installation is not included unless it is expressly identified on the product page, order confirmation, or written sales agreement. Delivery and installation may be performed by different companies and scheduled separately.
The shipping or delivery method applicable to an order may be shown on the product page, during checkout, in the order confirmation, or communicated after the order has been reviewed.
4. Shipping Costs
Shipping costs are determined according to the product, supplier, delivery destination, order size, delivery method, and site accessibility.
Depending on the product:
- Shipping may be included in the advertised price;
- Free shipping may be offered as a promotion;
- Shipping may be calculated during checkout;
- A flat delivery charge may apply; or
- An individual freight or delivery quote may be required.
“Free shipping” or “shipping included” applies only to the delivery service expressly described for that product. It does not automatically include installation, assembly, site preparation, unloading equipment, permits, cranes, forklifts, storage, redelivery, remote-location charges, or other services unless expressly stated.
If checkout cannot accurately calculate delivery costs for an oversized or remote-area order, we may contact the customer before processing the order. Any additional required charge will be disclosed for approval before the order proceeds.
5. Remote Locations and Limited-Access Deliveries
Additional charges or delivery restrictions may apply to locations that are remote, difficult to access, or classified by a carrier as limited access.
Examples may include:
- Islands or areas requiring ferry transportation;
- Farms, ranches, or rural properties with restricted road access;
- Construction sites;
- Gated properties;
- Schools, government facilities, or military locations;
- Properties with narrow, steep, soft, unpaved, or weight-restricted roads;
- Locations without sufficient room for a delivery vehicle to enter, turn around, or unload; and
- Locations requiring special permits, escorts, equipment, or delivery arrangements.
Customers should disclose known access limitations before placing an order or as soon as possible afterward.
6. Order Processing and Production Times
Processing and production times vary significantly by product.
In-stock parcel products may begin processing within several business days. Freight-delivered, custom, configured, special-order, or made-to-order products may require additional time for order verification, engineering, permitting information, manufacturing, preparation, or carrier scheduling.
Any processing, production, or lead time displayed on a product page is an estimate and is not a guaranteed completion or shipment date.
An order may require confirmation of the following before processing can be completed:
- Delivery address;
- Product specifications or selected options;
- Site accessibility;
- Local code or engineering requirements;
- Delivery method;
- Required unloading equipment; and
- Customer approval of a freight or delivery quote.
Processing or production may not begin until all required information and payment have been received.
7. Estimated Delivery Times
Delivery estimates vary by product, supplier, destination, and carrier.
Estimated dates shown on the website, provided during checkout, or communicated by customer service are good-faith estimates—not guaranteed delivery dates.
Delays may occur because of circumstances beyond our reasonable control, including:
- Severe weather or natural disasters;
- Road closures or unsafe site conditions;
- Carrier capacity or mechanical problems;
- Manufacturing or material delays;
- Supplier inventory changes;
- Permit or engineering requirements;
- Labor disruptions;
- Government restrictions;
- Incorrect or incomplete customer information; or
- Other transportation or supply-chain interruptions.
Flint Hills Barns and Buildings Co. is not responsible for costs incurred because a customer schedules contractors, installers, equipment rentals, travel, site work, or other services before the product has been delivered and inspected.
Customers should not schedule installation crews or related services based solely on an estimated delivery date.
8. Order Tracking and Delivery Updates
When tracking is available, the tracking number and carrier information will generally be sent by email after shipment.
Some freight and specialized deliveries may not use ordinary online tracking. In those cases, the carrier, supplier, or delivery provider may contact the customer directly to schedule delivery or provide updates.
Tracking information may take time to become active after a shipping notice is issued. A shipping confirmation does not necessarily mean the carrier has already picked up the order.

9. Delivery Appointments
Freight and oversized deliveries may require an appointment. The carrier or delivery provider may contact the customer by telephone, text message, or email.
The customer is responsible for:
- Providing accurate contact information;
- Responding promptly to scheduling requests;
- Being present or arranging for an authorized adult to accept delivery;
- Ensuring the delivery location is accessible;
- Obtaining any required permission for the delivery vehicle to enter the property; and
- Having required unloading equipment and personnel ready at the scheduled time.
Appointment windows are estimates and may be affected by traffic, weather, earlier deliveries, or other conditions.
10. Customer Unloading Responsibilities
Unless the product page, order confirmation, or written delivery agreement expressly states otherwise, freight and curbside delivery do not include unloading, placement, assembly, anchoring, or installation.
The customer may be responsible for providing suitable unloading equipment and qualified operators. Depending on the shipment, this may include:
- A forklift;
- Tractor with appropriate forks or attachments;
- Skid steer;
- Telehandler;
- Crane;
- Loading dock; or
- Sufficient personnel and other suitable equipment.
Liftgate service may not be available or sufficient for oversized products.
Before delivery, the customer should confirm the shipment’s dimensions, weight, unloading requirements, and site-access needs. Failure to provide suitable unloading equipment or safe access may result in redelivery, waiting-time, storage, return-freight, or other charges for which the customer is responsible.
11. Site Access and Preparation
The customer is responsible for ensuring that the delivery location is safe, accessible, and suitable for the applicable delivery vehicle and product.
This may include:
- Providing a firm, level, and unobstructed delivery area;
- Ensuring roads, driveways, gates, bridges, culverts, and overhead clearances can accommodate the delivery vehicle;
- Removing vehicles, fences, branches, wires, debris, snow, mud, animals, or other obstructions;
- Identifying septic systems, underground utilities, soft ground, and other hazards;
- Securing required permits, permissions, or road access; and
- Completing necessary foundation or site preparation.
The driver or delivery provider may refuse to enter a property or unload a shipment if conditions appear unsafe or could damage property, equipment, the delivery vehicle, or the product.
Flint Hills Barns and Buildings Co., its suppliers, and delivery providers are not responsible for damage to driveways, lawns, landscaping, culverts, gates, underground systems, or other property resulting from undisclosed conditions or customer-directed access, except to the extent caused by proven negligence and required by applicable law.
12. Inspecting Your Delivery
Customers must inspect the shipment and visible components before signing the delivery receipt whenever reasonably possible.
Before accepting delivery:
- Count the packages, pallets, crates, cartons, or components;
- Inspect the packaging and product for visible damage;
- Photograph the shipment from multiple angles;
- Note all visible damage, shortages, or irregularities on the carrier’s delivery receipt; and
- Keep a copy or photograph of the completed delivery receipt.
Do not allow the driver to pressure you into signing before completing a reasonable inspection.
Writing “subject to inspection” does not necessarily establish a damage claim. Any visible damage or shortage should be described specifically on the delivery receipt.
If the shipment has significant visible damage, contact Flint Hills Barns and Buildings Co. for guidance before refusing delivery whenever reasonably possible. Unauthorized refusal may result in additional freight, storage, or redelivery charges if the product is later determined to be usable or repairable.
13. Damaged or Incomplete Deliveries
Visible freight damage or missing components must be reported to us within 48 hours of delivery.
The customer should provide:
- The order number;
- Photographs of the complete shipment;
- Photographs of the packaging and shipping labels;
- Close-up photographs or video of the damage;
- A copy or photograph of the delivery receipt; and
- A list of missing or damaged components.
If concealed damage is discovered after unpacking, stop assembly or installation and contact us as soon as possible, but no later than seven calendar days after delivery.
Keep all packaging, pallets, crates, labels, and damaged materials until the claim has been resolved. Do not repair, assemble, install, discard, or return damaged merchandise without instructions.
Depending on the circumstances, the available resolution may include replacement parts, repair assistance, product replacement, a partial refund, or a full refund.
Minor packaging damage that does not affect the product itself does not automatically qualify an order for replacement or refund.
14. Delayed, Missing, or Lost Shipments
If an order has not arrived within its estimated delivery period, contact us so we can investigate with the supplier or carrier.
For parcel shipments marked as delivered, customers should first:
- Verify the delivery address;
- Check all entrances and designated delivery areas;
- Ask household members, neighbors, or property management whether they accepted the package; and
- Review any delivery photograph or carrier notification.
For freight and specialized deliveries, carrier investigations may require additional documentation and processing time.
If a shipment is confirmed lost, we will work with the supplier or carrier to arrange an appropriate replacement or refund.
15. Address Changes and Incorrect Information
Customers are responsible for providing a complete and accurate delivery address, telephone number, email address, and access information.
Address-change requests must be submitted as soon as possible. We cannot guarantee that an address can be changed after supplier processing, production, fulfillment, or shipment has begun.
The customer may be responsible for costs resulting from incorrect or incomplete information, including:
- Address-correction charges;
- Rerouting fees;
- Redelivery charges;
- Storage fees;
- Return shipping or freight; and
- Replacement shipment costs.
Changing the delivery address may also affect shipping eligibility, delivery timing, taxes, or freight charges.
16. Missed, Refused, or Unsuccessful Deliveries
If a customer is unavailable for a scheduled delivery, fails to provide safe access or required unloading equipment, or refuses an otherwise conforming shipment without authorization, the customer may be responsible for resulting charges.
These may include:
- Waiting-time charges;
- Redelivery fees;
- Storage charges;
- Additional handling;
- Return freight;
- Supplier fees; and
- Other costs resulting from the unsuccessful delivery.
Refusing delivery does not automatically cancel an order or create a right to a full refund. Any refund eligibility will be determined under our Return and Refund Policy.
17. Installation, Permits, and Site Work
Shipping or delivery does not include installation, assembly, anchoring, foundations, grading, electrical work, plumbing, permitting, engineering, inspections, utility connections, or other site work unless expressly included in writing.
Customers are responsible for confirming local building codes, zoning requirements, permit requirements, homeowner-association rules, setbacks, foundation specifications, and other regulations before ordering.
Shipping delays or permit issues do not automatically make a custom, special-order, or made-to-order product returnable or cancelable.
18. Order Changes and Cancellations
Order changes and cancellation requests must be submitted as soon as possible.
An order may be changed or canceled without charge only if supplier processing, procurement, manufacturing, fulfillment, or shipment has not begun and no non-refundable costs have been incurred.
Custom, configured, personalized, special-order, and made-to-order products cannot be canceled after supplier processing or production begins.
Once an order has shipped, it cannot be canceled. Any request to return the product after delivery will be governed by our Return and Refund Policy.
19. Product-Specific Shipping Terms
Certain products may have shipping terms that differ from this general policy because of their size, weight, supplier, manufacturing location, delivery area, or installation requirements.
Product-specific shipping terms may appear:
- On the product page;
- During checkout;
- In a written quote;
- In the order confirmation; or
- In a delivery agreement provided before fulfillment.
When disclosed before purchase or accepted by the customer before fulfillment, those product-specific terms form part of this Shipping and Delivery Policy.
20. Changes to This Policy
We may update this Shipping and Delivery Policy periodically. Changes take effect when posted on flinthillsbarns.com and apply to purchases made after the revised effective date.
The policy in effect on the date of purchase will generally govern that order.
